Yes, that could be a great property (barring running numbers). If the numbers work, you can use the property as a short- or long-term rental for military members.

Some bases are in sketchy areas, so make sure you do your due diligence.

I would market the property to the local military investor group first. There is someone always looking for a deal…

I reached out to a few people seeking mentorship, but their help often came with a hefty price. Now, some would like to think you need to put some “skin in the game” to get started, but when starting out, I would tell you to save your money for mentoring programs, coaching, and the like and educate yourself first to know what niche interests you. Read blogs and books, listen to podcasts, and watch videos. There are a ton of free resources to help you get started and learn. 

Join a local real estate investing association and network with some of the attendees. This might be one of the best ways to “vet” someone because you can see their work and meet people who have worked with them.

When I sought out mentoring, some of the people I was following on Instagram hit me up asking if I was into crypto. Crypto? All you talk about is real estate investing…ah I see, that’s just your “front” to get in the door…

I know someone that spent over $10K for mentorship and haven’t seen one cent from their investment. Some others on here might say different, but I wanted to share my opinion.

Welcome to life as an agent!

I’m rather new myself, but my decision for choosing a brokerage largely came from what I needed now.

I’m active duty Air Force (final assignment before retirement as well 😉) and found that many brick and mortal brokerages wouldn’t work for me. I found a great cloud-based brokerage that will allow me to train without physically being in the office taking leave from my military position.

I think about finding a brokerage like going shoe shopping. What works for you today, may not work tomorrow. Make the best decision for you today. If you find it doesn’t work, make the best decision that day. There’s so many options otherwise that will keep your head spinning.

Lastly, remember that you are interviewing the brokerages not the other way around. Be yourself and go in with what you are looking for. I had three things, but they changed as I visited more brokerages and narrowed down what I really wanted.

Outside of what has already been shared, attend local meetups to build your contact list to get leads or a great property that meets your criteria.

@Bruce Lynn provided some great insights. I would add that your current circumstances should dictate which school you attend.

I’m active duty Air Force and I went with a school that was 100% online. I also took leave every Thursday and Friday for 1.5 months to finish faster. 

The school I went with allowed downloads of their materials and I was able to listen to them in my car. That made the difference. 
Find what works best for you and your situation.

I would recommend you wait to shadow local agents. Just focus on the test and start interviewing brokerages as you get closer to completing your course requirements prior to your state and national exams. Your future brokerage should have a mentoring/training program to start you off.

I’ve found wholesaling to be the easier to do, but more challenging to convert. It’s not impossible, but you’ll need to stay with it.
