Welcome to BP! It’s awesome to hear that you’re stepping out into the “field” to meet your RE goals. Many of us have to make that decision several times along our investing journey.
You have a great start with your property and there are many ways to leverage it and other opportunities to grow your portfolio.

I am active duty Air Force with a couple years from retirement. I used my VA loan and military affiliation benefit to purchase four homes with three of them being a VA loan. That was my low-cost option for entry.

Welcome to SA! I'm new here as well. I started my investing journey via VA loans. I have three rentals and one primary residence. Three of them are VA loans. This will probably be your "lowest entry" route.

And when you buy, focus on multifamily. I just received my license and reports show that more multifamilies are being built, but they sit on the market longer. There is an opportunity to seek there.

Here are my tips though:

#1 Define what your purpose is with social media. What audience are you trying to capture?

#2 Once you define your audience, focus on creating content that adds value. So for me, I rarely post “listings”. Instead, I teach people how to run numbers, how to write better offers, how to create better attracting for their personal listings, how to start investing, etc. Basically, I’m way more focused on providing value than I am about anything else. I will also post numbers from my own investments, I share my mistakes, I share my successes, and I celebrate client success stories. 

#3 Be authentic - something I learned earlier in my career is that pretending to be someone else is never going to generate more business. There is a big difference in copying someone’s SYSTEMS vs. copying someone’s persona. I have found that having authentic videos, showing my face and letting the imperfections come through build stronger relationships with my online community. Sure, you may not like how you look on video, but people are way more likely to watch your content and follow you if you show your face and have video rather than just cool graphics. 

Ultimately, you need to know your market. Be careful not to divide followers among a number of pages. Develop content that appeals to the group you’re in, create FB groups that appeal to certain buyers/sellers/investors, network, connect and stay consistent. If you follow this pattern, you will find success!

There are a few agents in my market who do this. They are a real estate agent but they also flip houses, buy rentals, etc. They share both sides of their business on their instagrams. As an investor myself, these agents are attractive because they clearly know how to work with investors, since they are investors themselves.

For those of you who are agents and investors, do you combine both on your social media pages or keep them separate?

I’m in Texas and I’m planning to take my exam in a few weeks. I was wondering if it’s possible to combine all of my endeavors in both areas as I consider my marketing and social media efforts.

I tried to find info on it, but I couldn’t find any TREV related info on their sites.

 Hello @Hamp Lee III I've wanted to get my real estate license most of my adult life. I'm retired navy and checked into it once on shore duty but it was the wrong time. I'm in my 16th year teaching high school and take the Virginia salesperson exam 1 Oct. My plan is to start part time and leave teaching in a year or two. I get so much time off that part time for me still leaves lots of time to learn and develop my business. I have a retired navy commander/broker who says he'll bring me aboard once I get licensed. He's at a cloud based company which seems like it will be a better fit for me. I first though, need to pass the test.

I'm studying for my real estate license and saw it come up...and it piqued my interest.
