I appreciate your desire to support military members. My father did the same prior to his passing as a means to support…as I’m active duty Air Force as well.

If you want a STR, you'll need to work the numbers on opportunities that service inbound and outbound personnel.

With your son there and depending on his rank, you might be able to work a “quasi-house hack” and have him stay there as a LTR first.

If you have $32K available, are there other properties that are available that would fit your budget and have positive cashflow?

There might be few reasons to start with negative cashflow in my opinion. There are also a lot of loan products that can help you with a house hack…

There are other great deals out there…and I know you’ll be able to find it.

I appreciate you sharing…with what you have going on, I would recommend passing on the duplex and focusing on your current one. There will be another deal that will come along when you’re in a better position.

You have an active “house hack” going now. Congrats for stepping out to build your long-term financial position. If you’re able to get a tenant soon, you can spend the rest of year getting settled and building your cash reserves. 

Have you run comps on the rentals in your area? You can use the BP rent estimator tool. Price competitively and market your property in multiple places online and locally. You can also contact a real estate agent who will look for a small commission, but may help you get a tenant faster.

With your desires for property management, you’ll need to earn your real estate license. I’ve received mine a few months ago and my knowledge of investing has helped a lot. I’ll share a few things that helped me along the way so far:

1. Train, Train, Train. Study, Study, Study. You’ll find that the information you study to pass your real estate exam doesn't scratch the surface of all you need to learn to be a good real estate agent and property manager. So, I would recommend going through your brokerage training (if they have one), read books, watch videos, and listen to podcasts.

2. Provide value to others. Posting on BP and sharing real estate information with your sphere of influence (and social media) is a great way to get started. It lets others know you're a real estate agent and property manager and you know what you're talking about. It's a great way to build trust and your leads. Believe me, people will reach out to you.

Welcome to BP and the world of investing. One of the easiest ways for military to get started is using their VA loan to purchase a home at their current duty station and renting it out once they are reassigned. Then, at the new location, purchase another home using their remaining VA loan benefit, based on the entitlement remaining.

I’m active duty Air Force and have done this a few times.
