Which color would you recommend for rental units for following.

1) kitchen cabinets

2) luxury vinyl flooring color

3) paint color walls, ceiling etc

lastly, would vinyl click and groove plank flooring be ok in washroom too or you recommend tiles?

My go-to is Lifeproof luxury vinyl plank flooring, and I use it throughout all of my units when renovating (including bathrooms). For paint, I use a neutral grey ("revere pewter" is the official shade name) for all the walls, white for trim and ceilings, and off-white for kitchen cabinets.

Bottom line: spend time picking a standard set of materials you are comfortable with (this goes beyond flooring and paint, also should include your fixtures, appliances etc), document the materials used, and repeat things as you acquire and renovate units. There is no point in renovating 10 units 10 different ways, in my opinion.

Michael, i asusme you use same color vinyl planks in all rooms ans units including washrooms ans kitchens?

are vinyl planks water proof in washrooms area? I thought tiles will be waterproof compared to vinyl? Any thoughts?

i am considering renovating 10 rentalunits...what do you recommend regarding following?

1) should i use same COLOR LVP flooring in all units, including rooms kitchen and family room? Will be easier to maintain in future...

2) same color tile in all 10 washrooms?

3) one color paint throughout all 10 units?

Please advise...

Folks which flooring type will be most forgiving for slightly uneven floors?

planning to install it on subfloors.

Any thoughts on this kind flooring from lowes.

So i came across this new type vinyl flooring at lowes. They call it loose lay.

Basically you simply glue the perimeter for anchor the planks and just drop the rest next to each other.

no click, simple and easy install...

anyone ever heard or tried this type before?

please see following pictures..

Here is the link to this new flooring

Anyone else has any experience or opinion?

Experienced landlords and diy's, which flooring flooring is more durable for tenants? Click ones or glue down ones?  Or you think of any other option?

90% it’s gfci. PLEASE try pressing the reset and then Pressing back on. Sometimes they only trip a little and look active. Hate to see you go through all this for nothing. We’re you using any high draw or flaky equipment when it failed? Vent fan? Etc?

Ps. If resetting it works buy another when you’re around one as it may be wearing out and trip again. I had one that tripped every time you used the vent fan, and ven if it was the only thing. New outlet fixed it.

Thanks. Yes outlets stopped working when vacuum cleaner was plugged in while window bair con wss already running on same circuit.
