Hamad, congrats on reaching the point of having options on what to do with your time. I reached that point in 2016, when I first walked away from corporate America. Personally, I took a year off to travel and just enjoy working out for hours at the gym. After a year, I took on a part time pharmaceutical sales job. I started the position not because I "had" to but because I "wanted" to. I worked the position for a year and then took another year off. So now, I'll take a medical sales job and work it until the tenure comes to a close and then take at least a year off before being available again to work. When a job is an experience and used as "investing fuel" versus your primary source of income, it is an entirely different feeling. I also have averaged about 3 flips per year over the last 3 years. So, my feedback is do a hybrid of things....flip, hard money lend, be a LP in a syndication deal, travel, play tons of basketball/exercise, work jobs that interest you, and have periods of rest. Do what interest you, that's what I have done over the last seven years.

Thank you so so much for such an incredible detailed feedback. Much appreciated.

Out of curiosity, what is your average monthly rent?

Around $60k / month

We have a similar door count to you and I laughed when i saw passive and self managed but i understand how you mean it in this context.

I would tell you as much as retiring sounds fun and all, if you don't have hobbies or even a small no stress job, it won't be a ton of fun. Have some friends that are in your exact state and two had hobbies and small families and love their "retired life". The other one has none of that and is circling the drain even though he has all the money he could need.

Agree with others here that you need to find what drives you. If you dont know that, highly recommend therapy.

You are absolutely right, it has only been 3 weeks of retirement and i am already tired of day and night just chilling and watching movies etc The good part is my family is happy because i am giving them enough time.

but at the same time i don't want to work my *** off all my life and then die for money only.

The passive income i am currently getting is way more than what i spend and i can still invest 80% of that passive income to dividend stocks and still yield income by doing nothing for next 10 years and still double my portfolio.

Congratulations @Hamad Khan. Now you can spend more time on BP being super qualified to give advice.

How did you do it?

Thanks. Well in my case it was all one man show from purchase to renovation to managing etc everything done by 1 person so i end up saving a lot but was tough job and 8 years of non stop work plus i was doing my regular corporate job too lol

Whatever i was saving from corporate job was dumped into properties plus was financing my renovations through low interest tate LOC's too.

The answer is simple....yes.

Joe  you mean keep investing or retire?

Folks, here is my situation and need your guidance on what should i do.

* age 44

* 40 doors all managed by myself

* net passive income per month approximately 27k

* just achieved my golden number of passive income / month last month after almost 10 yrs of hardwork.

Now i am confused on should i expand further or just chill and enjoy my life. Honestly, i resigned from my corporate job and i have been sitting home for last 3 weeks doing nothing but just collecting passive income and feeling totally different.

All i need to know is from all you experienced folks

* should i expand futher or just ride with what i currently have and chill?

Folks, need your advise on following.

i have 41 doors and i am managing them all by myself, good cash flow and i guess i am about yo leave my 9-5 job.

question is should i keep buying more units or start paying 41 units off ? What should be a wise direction.

For now all my investments is in real estate.

Does home Depot, lowes etc cost less or same as Sherwin Williams? I thought Sherwin Williams is on pricy side?

Landlords, what paint brand are you using for your rental properties?

I am planning on painting a 11 unit multi- plex. Should cheapest paint is the way to go or the most expesive ?

I am kinda confused between Allure Traffic master grip flooring vs a 6.5 mm click style flooring with under lay... For rental units.

how is your experience regarding Allure traffiaster strip edge flooring? Is it still holding up?
