I found a deal in South L.A. that looks like this: It's a probate deal where 2 multi family properties are bundled together next door to each other for $600,000. The properties are being sold as is with squatters living in there. You can't do a walk by or disturb the squatters to get a home inspection. It has also been on the market for a long time. I have ran some rough estimates of the ARV and it is $700,000 for just one of the units. My plan would be to use hard money to acquire and fix the property then refinance using a commercial bank loan. Any advice please help me by responding.

I found a deal in the North Division Area of Milwaukee, Wisconsin that costs $3,750 to purchase and $47,750 to renovate. I have to show proof of funds. I plan to raise the money via a hard money loan then refinance into a conventional loan after all repairs are completed with a partner hopefully. I have seen ARV of $59,000 to $120,000. I want to have steady cash flow, and appreciation. Rent estimates would be a conservative $1,277 gross a month. Please reply with any advice.

I found a duplex deal in Milwaukee, Wisconsin that costs $3,500 to purchase and $47,500 in essential repairs, for an estimated price of $51,500. I need to show proof of funds. Is this a good deal?

Back in mid January I started listening to the BiggerPockets podcast with episode 1, today I finished listening to episode 483. Through it I developed a plan to find pre foreclosures with high equity to acquire with a partnership via subject to. God willing it will work out. Since I have no more material until Wednesday I will listen to the Holy Bible on audiobook. Thanks for reading if you have advice feel free to tell me thanks.

I used  hudhomesusa.org unsuccessfully for a month but after the $1 promo offer expired it was going to cost $50.00 a month. But I was able to negotiate with them and they said they would give me a $5.00 deal. I’m thinking I should give them another chance because Zillow, Realtor.com and LoopNet haven’t produced any leads for a $50,000 house in Los Angeles, California. Please comment to let me know your thoughts!
