Hi I hope this post finds you the reader well...

I need advice on how to generate leads of motivated sellers. I check Zillow and other MLS services. I don't have a car so I can't drive for dollars. I tried sending mailers but had no responses. I bought a subscription to hudhomesusa.org but it was a flop. I don't have the gift of gab so networking is hard for me.

I was wondering if anyone could give me alternatives to the ways I have tried to generate leads because what I’m doing is not working.

I've been trying to buy real estate for about a year and a half now but got stuck with analysis paralyses and have a basic understanding of creative finance but have not been able to close a deal. I don't want to quit real estate investing but feel like I'm going backwards because I have less money to invest than I had a year ago. Any advice would be welcomed. Thanks.

I built a website and have sent out some mailers, but I still haven't found a property. Does anyone know how to find out what bank owns a particular REO when no lead source is given but you know a property is bank owned.

I typed in “distressed.house intext “distressed seller in pre foreclosure”” into Google and this is what I got. I guess I’m going to go back to my telemarketing jobs and say when cold calling, remember it’s a numbers game. Also try to turn does cold leads into warm leads at the first chance you get with rapport and listening to them carefully. Lastly try making a website then optimize it with SEO and ads. That’s what I’m focusing on.

I’ve been looking to acquire my first investment property since January. I haven’t executed a deal even though I scout out real estate on Zillow, Realtor.com, and LoopNet plus I bought a list of off market deals to pursue pre foreclosures I can get via subject to the existing financing. I have also listened to all the BiggerPockets real estate podcast and the Rookie podcast. There I got the advice to turn to the forums for help. So if you have any advice to someone who is anxious to acquire their first property and is feeling down please reply.
