ADVICE NEEDED ON MULTI FAMILY IN NORTH DIVISION

I found a deal in the North Division Area of Milwaukee, Wisconsin that costs $3,750 to purchase and $47,750 to renovate. I have to show proof of funds. I plan to raise the money via a hard money loan then refinance into a conventional loan after all repairs are completed with a partner hopefully. I have seen ARV of $59,000 to $120,000. I want to have steady cash flow, and appreciation. Rent estimates would be a conservative $1,277 gross a month. Please reply with any advice.

@Guillermo Vladimir Robles - very bad idea, I don't even know where to start. Have you been there? Take some time to tour some of these places. I have been a buy and hold investor since 2008 and have seen a thing or two -  sorry, I wish I could tell you better.
