Where to get subject to leads from?

Hi BP ,

As a lot of real estate investors i'm starting out where i'm trying to get in my first property with no or a small down payment , the 2 options i'm focused on are the subject to or owner financing . I'm leaning more toward the subject to , but i'm getting to the point where i don't know where to get my leads from in the Dallas Tx market.

Any advice or suggestion would be really appreciated .

1. Go to listsource.com, buy a list of 2006 - Sept 2008 date of purchase, the height of the market.

2. Send them a postcard like this

3. look also to expireds, listed houses, landlords renting, fsbos, wholesalers throwing away leads with no equity, etc.

4. look at buying on sub2, wraps - aitd, and either reselling - renting - RTO or

5. do a lease option assignment.

Bottom line, look for problems, offer solutions.
