ADVICE NEEDED PLEASE

I've been trying to buy real estate for about a year and a half now but got stuck with analysis paralyses and have a basic understanding of creative finance but have not been able to close a deal. I don't want to quit real estate investing but feel like I'm going backwards because I have less money to invest than I had a year ago. Any advice would be welcomed. Thanks.

@Guillermo Vladimir Robles hang in there.  The decision to invest in real estate is a good one.  The first deal is always the hardest.  The market is changing right now and there always opportunities, although some better than others.  Continue to educate yourself as you continue to look for a deal you are comfortable with.  The first one is always the most difficult.  Best wishes.
