I feel like this discussion shows a lot of "marketing" warm leads come out of Facebook.

I'm looking for actual motivated sellers- i.e. a need to sell quickly for cash. Anyone have luck with this?

That sounds very different.

It appears that Zillow's and OpenDoor's strength is that they simply buy with their own cash. They basically inspect, deduct for repairs, and cash close.

With Express Offers it sounds like you bring Investor/Buyers and Sellers together. Not much different than traditional real estate agents? Can Express offer a quick cash close?

It sounds closer to the HomeVestors model.

Have any of you wholesalers reached out or figured a way we can work with Zillow Offers or OpenDoor?

I did some experimenting with a couple Facebook ads and found it to be a nightmare. 

I remember going back and forth with an ad being continuously rejected.  I think I was trying for a certain income demo within a certain zip and that wasn't allowed.

It seems like there is a big learning curve there.

I don't like strange unsolicited texts either but I bet the recipients don't like cold calls much more. And I bet they would like the door-knocker even less.

Just found his thread while i was using Google Voice.

Verizon is weak and Google Voice via WIFI is working much better than my cell. Not only that it's faster since I can simply cut and paste a phone # and hit enter.

I've been testing out TruePeopleSearch which seems pretty good. It come up with a big list of phone numbers for most names.

I'm wondering if a paid skip-trace is any better? or just faster/cheaper?

I'm looking at this thread and see a trade off between using something like whitepages.com and paying a VA to do skip tracing. If you are putting together a large list of prospects using whitepages seems like it would eat up all your time.

Sorry I don't know about how to get the list but I'm interested in your approach.

Do you do only cold calling vs DMM?
