I'm in SoCal where I see the big dogs spending tons on Google ppc and mailers. I'm not especially a good target and even I regularly get mailers from one of the top buyers. So my conclusion is mailers would be a waste of a small budget.

Good point because I really am considering outsourcing this cold-calling thing. I think I could easily share the spreadsheet but if VA's are used to a certain CRM it could get awkward to explain my methodology.

So Mark not sure what you do? Are you an agent for Podio?

Hey Mark, thanks for quoting me in your post! 

We don't disagree. I think it's a matter of scale and eventually Excel (truth be told I'm using Google Sheets), will become inadequate.

I use both CRM's and Excel. There are times early in the process when a simple spreadsheet is a good tool. One of those is rapid fire dials.  

I can take  list of 100 leads and just dial away. Or I could spend time importing them into Podio.

I hope get soon to the point of where I feel I need Podio or Salesforce. I'm using the Excel sheet that my purchased leads come with. I simply add a column for call notes and use wrap text formatting. I'll add a note like this:

7/18/20: John: Said take me off my list!

But then again I'm only making calls so I really don't need many integrated features. 

A benefit of Excel is seeing many notes at a glance. CRM's tend to be a contact per page kind of thing.

Another is (and I know this from my day job) is getting caught up in the tool learning curve, data entry etc, takes time away from customer face time.

Thoughts?

I've noticed though that Google Ads seems to have no issue. I can pick a zip code no problem.

Building a brand, warming up leads, those thing might work for some consumer repeat business.

I don't think they apply to a wholesaler looking for a motivated seller.

I see the big boys have a presence, but maybe like me they're thinking: FB has too big of an audience to ignore. And maybe we just need to admit that Facebook is for being social. But Google is for search. 

Tell me if I'm wrong.

What are other wholesalers using to make offers in CA?
The CAR form seems expensive and over-kill.

I see convenient fallible forms online but hey usually want a subscription.

I'd like a a form I can purchase and reuse.

Here's an update. I decided to give FB ads a try anyway. So I placed a generic "we buy homes ad" in a single zip code. Result? Rejected. 

I'm going to guess FB has decided I can't pick that single zip code. They're such a pain - making me guess what is the problem....

Here is the policy:
