Motivated Seller Lists (Need help Cracking the Code!)

I currently have cold callers in 5 different states and I can't seem to come up with a solid formula that works everywhere to find actual motivated sellers. Sometimes I find that a few cold callers are doing well, while the others aren't and I can't seem to figure out why?!

Also does anyone know of a mentor that is a real expert on lead generation?
