Preston, welcome to BP!  @Steven Gesis makes very excellent points, and I've heard very good things about the state of Ohio, too.  I'll also agree with @John Sanabria concerning the "boots on the ground" concept.  At the end of it all, it depends on your comfort level. We work with a lot of investors who have properties here in Arizona (many live out of state), and they have done very well with their investments in our fine state.  When the time comes for you to make an investment here in Arizona (you may make your first investment elsewhere), let me know: we work with a lot of agents who specialize in working with investors like yourself.  I wish you the very best!
