@Marcus Johnson, my apologies if my response to Ms. Kolodij's statement came across as a promotion - I meant it solely as advice.  We don't lend in the Washington state market, and I purposefully kept out any direct reference to my company for that very reason.  Have a warm and happy holiday season!

@Natalie Kolodij, you make very valid points that can't be argued, but you (and all other millennials) would be pleasantly surprised if you scheduled an appointment with a really good mortgage person (read: someone who has been in the mortgage business for more than five years and has either stayed at her present company or is only at her second company since entering the business - there's a reason I use that as a qualifier) and shared your goals and concerns with her.  A really good mortgage person is going to ask you a lot of questions so she can fully understand your financial standing and ferret out possible solutions for you.  I'm not saying that she will have an instant solution for you, but a really good mortgage person will be able to give you "a plan" that's both realistic AND achievable.  @Benjamin Riehle is right on the money about there being MANY programs and products available to the millennials - quite often, though, the millennials have preemptively withdrawn themselves from the market because they just assume home ownership isn't possible.  Do yourself a favor and schedule that appointment - it's free.

Good afternoon, @Ray Li! @Pratik P. makes a great point about picking a market and finding a great management company.  Just food for thought: have you considered the Phoenix or Tucson markets?  There's a big demand for what you're looking to do.  In fact, Scottsdale just approved numerous areas for additional MFH complexes. I wish you the best!

Both @Jay Hinrichs and @Cary F. are dead nuts on about the Phoenix market - for whatever reason, this market was FULL of people doing very dumb things "back in the day".  I hope everyone can learn a lesson from the many who got burned here in the Valley of the Sun.

Good evening, Cameron! Just curious: why the push to go out of state?  Without a doubt, there are good opportunities beyond our state's borders - @Shawn Ackerman makes an excellent point - but there are still some great opportunities in your backyard and down in Tucson.

Speaking strictly as a homeowner who had to make a claim for something recently, when we met with a couple of contractors for estimates on the work that needed to be done, they ranked State Farm much higher than Farmers in ease of working with an insurance company and paying out more quickly and more in line with what is being quoted.
