Good morning, @Victor Trujillo!  Thank you for your service and sacrifice on our country's behalf, and welcome to BP!  You'll find, in your master plan that you've outlined above, that an experienced and knowledgeable mortgage professional is an essential ingredient to your success.  Sure, that may seem like a shameless plug, but it's true. :)  When you make it back out to Mesa, look us up - we'd love to be interviewed by you. 

Good morning, @Emily Lopez! If you like living inches from the face of the sun, Phoenix is the place - it's a dry heat. :) I'm a mortgage guy, so you can decide how that informs my opinion.  

On the realtor side of things, everybody and their dog and their dog's uncle is a realtor here. While that would seem to be a negative, it's actually a positive - let me explain. Because of this overabundance of realtors here, there's almost a preconceived notion that ALL realtors are lazy - that they sit around eating bon bons after listing the house on MLS - and this plays in good and great realtors' favor all the time. In other words, if you're good at what you do as a realtor, you will REALLY stand out and do VERY well as an agent. With your experience as a realtor, contractor, and investor - regardless of where you gained and cultivated that experience - this will give you instant credibility with most clients. Sure, you'll have some who will initially look down their nose at you, but once you start talking to them and they see you know your stuff, that will change quickly.

As you probably know (this is sort of like me telling you the sky is blue), there's a serious shortage of homes (both for purchase and rental) here in Arizona. That presents you with some challenges as both a flipper and a landlord, but my experience in the REI world is that those who are able to find and rehab the properties that cash flow are doing very well and have no trouble finding long-term tenants.

Depending on a couple of things, you most likely won't need to wait any time to count rents - you should be able to use the appraised values for the area and count the rents immediately. We aren't licensed in Florida, so I'll try to keep the advice general.

Good morning!  The BP cops removed the previous post about holding an informal networking group meeting in Tucson because I didn't have a PLUS account - they really needed my money, I guess. At any rate, it's looking like we'll be able to meet next Wednesday, 6/7/17, at 6:00 p.m.  I'm trying to nail down the exact spot - it'll either be at our office on Ina & Oracle or at one of Fidelity Title's offices.  Stay tuned!  Spread the word.

The "easy" answer is low inventory, and that's certainly true.  However, there are other factors that are significant contributors, chief of which, in my opinion, is the fact we still have a lot of out-of-state folks coming to Arizona to escape the higher costs of living in other states (like California). I'm originally from Sacramento (Roseville), and I absolutely love it there, but you get a lot more bang for your buck here in the Valley of the Sun.

We Phoenicians are hurt, @Diane G. : ) But seriously, despite our bias for living mere inches from the surface of the sun, @Account Closed and others have found Phoenix to be a very lucrative market for REI folks. California, without a doubt, has better weather, beaches, etc., but the cost of entry is a lot easier here in Phoenix than most of the California markets - and with people continuing to move to Arizona from California, the rental market for the buy-and-hold folks and the housing market for the fix-and-flip folks are very lucrative.
