@Bob Hines

You speak the truth!  It drives me crazy when sellers don't identify their properties as South County vs North County or South City vs North City.  Only St. Louis County... very deceptive because it makes a big difference!  Like night and day.

Thanks for your insight.

Yes, it's from Craigslist so there is a different spot for that.

I'm ready to put my first rental unit up for rent. I was wondering if you can give me your opinion on this ad I will put on Craigslist and Zillow:

Title: Walking Distance Fox School District -

Walking distance to Fox School District.

2 Bedroom, 1.5 Baths, Full Basement, w/d hook ups, plenty of storage, carport parking,

Fully updated throughout, both bedrooms are large, with big closets and new carpet, both bathrooms updated, Eat In Kitchen is updated, freshly painted through out unit. Hardwood flooring in common areas.

Stove and refrigerator provided in unit.

Requirements:

Fully completed application

No Felonies

Credit and Background check

Monthly income to equal 3 times the rent.

Satisfactory references from prior Landlord.

1st months rent and Security Deposit equal to one months rent due at lease signing.

Thanks for any advice!

My Duplex has a separate can for each unit, for both trash and yard waste.

When is the conference?

I second what Tim said above. Also, If you do not live in one unit of the duplex then your down payment will shoot up to about 20 % instead on 3.5 for an FHA owner occupied mortgage.

Here's a solution to have them leave your home as quick as possible,  Get more room mates!  Specifically... A Heavy Metal Rock band that practices their music at all hours of the night. Something "beyond your control" to make it as uncomfortable for them to stay as possible...   Seriously, I don't know how you are handling this so calmly.  You might also want to check into see if there is different rules/laws governing tenants in your own personal home.
