Hello Everyone,  I'm Looking to Fix and Flip my first property.  I'm looking for a few things to help me along the way.

1.  A Wholesaler in the St. Louis area, South County, Jefferson County areas.

2. A General Contractor that works in these areas.

I still work my 9-5, so my REI Business is worked in the evenings and weekends. If your interested in more details of what I'm looking for regarding items 1 & 2, please reach out to me.

I'm looking for expectations, deadlines, penalties etc.  Things to bring up as you have said that "Prevents any "i" didn't know about it. "   I found the post you mentioned.  Good stuff!

BP's How to Be A Landlord: Top Ten Tips for Success, states to Create a Policy & Stick to it.

Does anyone know where I can get a generic Policy/Handbook/ Standard Operating Procedures for tenants, and then customize it to fit my Rental Business?

I want to introduce myself to this thread as well. My name is Robert, born and raised in South St. Louis, Mo.  Moved to Hillsboro, Mo. about 8 years ago. I'm new to real estate investing this year 2014.  I think I'm going to focus towards buy and hold rentals in the Jefferson County area.  I could wholesale if the right deals come around, also would like to try the rehab and flip method later on.  I would welcome all Colleague Invites to network and bounce ideas and questions off each other.  Thanks,

My name is Robert Bacher, I'm new to REI and want to start as a wholesaler. Born and raised in St. Louis, Mo. but now live in Hillsboro, Mo. - Jefferson County. I work in the Payroll field that pays the bills, but I do want to do REI full time within a years time. I heard about BP from the South Side Investment Club in St. Louis.

Personally I am a husband and a father to 4 kids... 3 girls and 1 boy.  Huge Cardinals fan, WOOT! WOOT! GO CARDS!  I coach my sons little league team, and I'm hoping that my 3 year old daughter will love softball eventually.
