Need your opinion of a rental ad
I'm ready to put my first rental unit up for rent. I was wondering if you can give me your opinion on this ad I will put on Craigslist and Zillow:
Title: Walking Distance Fox School District -
Walking distance to Fox School District.
2 Bedroom, 1.5 Baths, Full Basement, w/d hook ups, plenty of storage, carport parking,
Fully updated throughout, both bedrooms are large, with big closets and new carpet, both bathrooms updated, Eat In Kitchen is updated, freshly painted through out unit. Hardwood flooring in common areas.
Stove and refrigerator provided in unit.
Requirements:
Fully completed application
No Felonies
Credit and Background check
Monthly income to equal 3 times the rent.
Satisfactory references from prior Landlord.
1st months rent and Security Deposit equal to one months rent due at lease signing.

@Robert Bacher To me personally, you spend more time on the rental qualification than the features of the house. Sell the house.
Other things to consider mentioning..
Does the place have AC? What type of heating? What utilities are included (if any) what are the tenants responsibility. What about lawn care? Parking for how many cars? What is your pet policy? What is your lease requirements, month to month or 1 year?
Are there features of the area that you want to tell them about (i.e. 5 min walk to fabulous bars and restaurants). Remember that most people looking at the ad will not know the immediate area.
You might also indicate if you take section 8. If your rental price is below the section 8 limit, this will help weed out worthless calls if you dont take it.
