There are several hot “pockets” in central Fl that are producing really good returns.

Save yourself a lot of headaches and make the seller get rid of the tenant..is the tenant under a lease or month to month?  If they are month to month you have options, under a lease and your stuck..

Always invest for cash flow, then appreciation is just icing on the cake..

Sure!  You need to find a suburb of a good area, also if you market directly to distressed sellers and network with wholesalers, you can find them.  It just requires a little more work today..
