Typically, agents don't like doing business with wholesalers because of the high likelihood that the deal will not actually close.  As an agent, I don't like assignable contracts, because the seller will start the moving process and the wholesaler will bail out with recourse. If you want to find a win/win situation find an agent to bring you 'off market' deals.  Have them go directly to the seller then you partner with them on the sale.  That's a much better way.  I hope this helps.

It's in most leases that you can give 24hour notice to enter, I'd post notice to enter on the door then return in 24 hours.  Otherwise you are forced to shut off the water, just put gloves and masks on everyone who enters..

Austin, it depends on how far underwater they are and can they move.  If they could rent a place you could do a "subject to" deal.  You may have to catch up back payments then you continue to make the payments as usual, you could rent or rehab it and sell it at a profit (if they are not too far underwater).  If they are way underwater, there is not much you can do for them, unfortunately.  Good luck

@Alan Zee  I manage a lot of properties and because our area is so large, they can be an hour or so away.  There are several services available for this including showmojo.  From what I understand from associates in the industry, they have problems with hackers getting access and listing the property on craigslist.   So, I have purchased the new masterlock digital lockboxes.  They are about $125.00 each and I have an app that will allow a code for a potential tenant to view the property.  I have them text me a copy of the driver's license and then the app will generate a code that is good for 4 hours.  (I don't tell them it's good for that long.).  I also have them text me back when they have locked up.  So far, this has worked for me.

Tyson, finding good contractors is like finding a unicorn.  Most rehabbers that have one will NEVER tell you about them.  What I can recommend is find someone that comes recommended and you are comfortable with.  Come up with an itemized list and prices for those things.  Add in the changes or for things that were unexpected along the way.  I like to negotiate for price and time.  I personally don't mind paying a little more for being done right and ahead of schedule.  I penalize for going over the schedule.  You'll find they will ask for a draw and get the major large items completed then when they are 2/3 done and paid they don't want to complete all the little detail items, but instead will send their crews to other more lucrative projects and will come back to yours when they need work.. It's annoying.  Good luck!

Dom, for the money (typically $250 to $300) you can't go wrong, they should tell you the age of the roof, the age of the air conditioning unit and any electrical or plumbing issue.  Typically, your insurance company is going to require a 4 point (foundation, electrical, roof and plumbing) inspection anyways, so they can do that as well for an additional $50 or so while they are there.  This will give you an idea of budgeting for capital improvements (roof, ac, ect).  They are not required, but I'd rather be safe and have a second set of eyes on the property..
