I briefly used propstream but didn't figure out how to get it to pull a list.. Be careful texting people as an agent, there are lots of laws against blanket texting to people you don't know..

Wow!!! That is a crazy situation.. I am NOT AN ATTORNEY! Ultimately your friend should have read more carefully and his agent should have also caught that. Leases in FL automatically convey to the new owner (not sure about SC).  So don't really need to assign it (but you can have the seller sign a lease assignment form if you wish) Typically the seller gives the buyer a credit or just gives the buyer a check for the deposits, whichever way works fine.  I don't think there is any recourse on anyone but the buyer.  If this were me, I'd offer the tenant cash for keys to move as soon as they could.. Seems like the quickest and easiest remedy to this situation..

Ok, i was unaware, we use buildium, but its expensive when you don't have many doors.  I think there is a minimum door count also..

Lee, I have whole-taled (bought wholesale and sold retail) several mobiles.  Here in the Florida market you have to make sure the property is not in a 55+ (age) neighborhood and that they own the land (no lot lease).  That being said affordable housing is a big need, older mobiles in Florida need the hurricane straps updated.  There are several strategies for mobiles: flip, rent, rent with purchase option, sell with seller financing, break the land from the trailer then rent the land and sell the trailer... and on and on and on.  
Check out a good book called "deals on wheels".. Also a friend of mine only invests in mobiles his name is Adrian Smude, in Plant City, fl.  Reach out to him on FB.. Good Luck..

Right now, you can just get away with Quickbooks, there are also some management software available, but they have a cost involved.  With quickbooks you can attach any expenses to the individual door. I know some people that use cozy.co as well.

@Jason Moomaw. Thank you for your service to our country, my neighbor commutes to McDill, focus on west Lakeland, stay near the parkway or plant city, that would keep you drive time down. The small multi-families are moving fast so you might want to also look at a house with a detached apartment in the back.. there seems to be a few more of those right now..

@Steven Mercado I manage several properties and we have difficulties getting $2000 per month for a 4/2 in there.. not sure why

Steven, it depends on size and location amenities.  I think all out rentals in that area are $2000 plus..
