Look for alternative financing, maybe seller financing with no money down or assume payments, aka "sub to" or find off market deals from tired landlords.. or find a partner to provide the funding..

Always invest for cash flow, that way if the market turns you are not left stuck holding the bag.  Appreciation is the icing on the cake the trick is to find a property that cash flows well and will appreciate over time.

South Florida is way over priced.. so is most of of the metros (Tampa and Orlando) so most of the investors or investors are putting their money in the outskirts of the metro areas. Right now there are a lot of deferred mortgages, when these hit the market there will be a lot of foreclosures at a discount to

Damon, ask how much another bath would increase a sale price. You are correct, it won't be a huge return on the rent but could bring much bigger dollars if you wanted to sell it down the road or BRRRR it and pull some cash out. Would you spend $3500 if you could get $10K back?

kallie, the problem is that multifamily properties (over 4 doors) price is determined by the income rather than the neighboring properties like residential.  But if you bought a vacant property, just use the regular sources, zillow, realtor.com.  Find a local agent and pay them $30 for a flat fee listing for a rental.  That way, you know the listing for the rental will be syndicated everywhere.

I'd lean towards hiring a PM, but if you could find a good handyman in the area, that might work also.  I use the masterlock digital lockboxes, I have prospective tenants send me a copy of their license and then the app generates a code that will open the box for 4 hours.  I tell them the code only works for 20 min.  I manage too many properties not to self-show. The boxes and replaceable batteries, but cost around $120 each.
