The city limits of dayton oh and detroit mi c d f class has enjoyed the highest rent to.price ratios and pro forma cash flows in the world and it has been so for at least since the auto and housing industry tanked at the same time in around 2007. Its been an amazingly good time to invest in both places IF you have a functioning team in place. How you get that from overseas, i really could not say, but i know that it can be done you just need people you can rely on and stay out of d and f areas.

I operate in an area where the vast majority of sales are distressed property and fully rehabbed homes are rented out. Since yours will be a fully rehabbed home at the time of appraisal it can be hard to find good comps. It helps raise your appraised value if you can supply the appraiser with comparable sales of turnkey homes as these will be the best comps with brrrr homes in my view.

The place looks awesome! I look forward driving by and seeing it. Now you've fixed it up, be sure to be patient and selective in regards your new tenants! I think you could get more like 130k all finished out like that. It’s hard to find comps and I have the same issue with my big 3/2 per side duplex. All the comps are dumpy 3/1 per side often on bad blocks around there. The cash flow analysis shows the true value IF you get good tenants.

Kettering has great building stock in B class near downtown Dayton... lots of brick and hardwood that's supersolid. It is no longer in decline, quite the contrary. Its very popular amoungst downsizers and first timers alike.

There is a new law that changes the way this is handled. What was done before the cares act does not apply to now. Does anyone know what the cares act says?

Trottwood has excellent construction quality and is rising in price and rents.  This makes it better than D class in my view. I would advise fully rehabbing properties and being very careful with selecting tenants. Schools are not so good. Locals who know how to manage C class are making excellent returns. Out of state investors may not fare as well. The memorial day tornado's did significant damage last year and there are many new roofs now in the yellow shaded area. This follows many years of decline in retail establishments and property values. Vacancy is currently lower than you would expect in D. I love the area for sf buy and hold. Property values are high enough now to do brrrr or get a mortgage. For many years flipping was impossible due to depressed property values - most investing was buy and hold with no profitable exit plan. That has changed recently as investors stabilized the area. Now I expect move in buyers who are downsizing to dayton C class in general. Also, Dayton is in a major resurgence and as a friend recently said, "a rising tide lifts all ships".
