Trotwood: Neighborhood info needed

Trotwood Ohio: How is the neighborhood in the map attached? Vanguard ave neighborhood.

Evaluating a property in the area and any inputs would be helpful.

Trottwood has excellent construction quality and is rising in price and rents.  This makes it better than D class in my view. I would advise fully rehabbing properties and being very careful with selecting tenants. Schools are not so good. Locals who know how to manage C class are making excellent returns. Out of state investors may not fare as well. The memorial day tornado's did significant damage last year and there are many new roofs now in the yellow shaded area. This follows many years of decline in retail establishments and property values. Vacancy is currently lower than you would expect in D. I love the area for sf buy and hold. Property values are high enough now to do brrrr or get a mortgage. For many years flipping was impossible due to depressed property values - most investing was buy and hold with no profitable exit plan. That has changed recently as investors stabilized the area. Now I expect move in buyers who are downsizing to dayton C class in general. Also, Dayton is in a major resurgence and as a friend recently said, "a rising tide lifts all ships".
