I find people often look at what has been happening in a given market with regard to appreciation or cash flow. Then they project that into the future in some way. Folks, just because LA HAS BEEN appreciating, does not mean it will continue to do so. Particularly considering the prices are way beyond what people can truly afford without being deeply indebted. I would recommend selling California right away and buying OH. Sell one in CA and buy ten in Ohio, make ten times the profit and avoid the predicted deflation that is coming your way. OH has already been through it and it sucked bad for us investors back in 2007 - 2013. Cinci is a good investment. So is Dayton, Columbus, Cleveland, Toledo or pretty much anywhere else here.

Could u wait till March to list it? The last few years have seen a big spring pop in single family houses. Move in ready places are sure to be in short supply again. I am fixing mine all up and waiting.

I have been investing buy and hold style in Dayton. I would not advocate selling such a portfolio. Hold onto them dearly if you have dayton investments. Concerning my own personal residence, that is different. Only one property and the proceeds are tax free! I have the same issue except a different destination. My home was bought in 2013 for 14,700$ cash, it is now worth close to 200k. So don't, please don't believe the talk that dayton is not appreciating! There are too many rich here right now. Everyone is capitalized and we are making a killing.

If you make a 2x4 "tee" with a height just less than the height of the ceiling you can put up drywall pieces single handedly. Which is how I would tackle this tough problem. Since its extra nasty and toxic work, it would be tough to get my weekend warriors to turn out for that. Use a breather and tyvek if you want to come away alot happier after this serious ***** is tamed! good luck.

installed tile in high end older construction. the recommended way is thick not thin. I had to cut away an old growth door jam just to fit it in. Not fun. People can trip on the steep transitions. These thickset floors are night on impossible to remove. When is a wood floor good enough to tile to? I mean assume hardwood by guided carpenters.. only the best.  thinset sticks to wood and I've done it. But am not widely experienced.

Dayton has a lot of really nice houses in good rental areas. A class is a tough market because renters are generally too stingy/saavy to pay the rent you need to get to make it work. B class is a lot more workable in terms of cash flow and renter pool. A/B  you might find in centerville, beavercreek, or oakwood. Diamond in the rough seekers in B/C class look to dayton's north side for cash flow and appreciation. Its a brave new world tho in this formerly cash only market as massive investor and move in buyers competing for the most awesome rental stock all over dayton. Particularly popular for such diamonds is north riverdale and southern shiloh.

The locals have been making a killing and hedge funds are gobbling it up. Out of area inveators too. Alot of contractors are swamped. Pms and investors have it tough right now because of covid.. Rent appreciation is also substantial. It would be a big mistake to underestimate the population growth and price rises going on right now. It may be everyone is so busy making all this happen that its a bit hard to get things done from out of state. Try Raleigh pennington.. remax realtor gudorf law offices tax and legal.. A few pms who i would consider.. Manco.. Gem city.. Roost.. For c or even solid d management.

I am searching for info on the 25 billion in rental assistance from the latest stimulus. How do we go about getting this? Who is eligible? What’s the timeframe. Any info would be much appreciated.

I’ve invested in both Detroit and Dayton and settled on Dayton. I strongly suggest the north Riverdale, southern Shiloh area for your price point. tithe houses are smaller in size but super solid and custom. The high vacancy and blight that plagued the area for awhile is gone now. I live here, and have been rehabbing the area f
