Turnkey Properties in Dayton/ New Investor

Hi all - I am a new investor who has heard about the prospects of investing in Dayton real estate. Because this will be my first property, I am looking for a turnkey SFR in a B/A class neighborhood. That being said, I know there is much opportunity to fix and flip homes in C+ class areas. I'm hoping to hear more from the Dayton investor community about their experience and recommendations when investing. Would be great to hear the areas you recommend looking into. The market is hot here too. A/B properties are highly sought after by homeowners and investors. Of course, prices are lower here, A fully rehabbed "B" property can be acquired for 150k plus or minus.

Focus on finding a good PM first. There are several PMs you DON'T want to use. Some will lure you in with low prices, then fee you to death. There are also some running around that aren't licensed at all.
