Offer template for Vacant Land in Texas?

Hello - I was hoping someone could point me in the right direction. I spoke to a seller of some vacant land outside of San Antonio. I don't think he is motivated enough to accept an offer that will work for me...but I am going to send an offer anyway.

I've seen that folks recommend the TREC 1-4 for residential homes offers...but not sure about vacant land. Is there a TREC form for that, or does anyone have a template that I could use?

I am estimating the value to be 25-30k, with about $1500 in back taxes and I am planning on offering 5k. What do y'all think?

I wouldn't waste your time filling out a full TREC form. What my agent does is he submits an offer of intent and if they agree or its in the area where they'll negogiate we'll put in a TREC form.
