I'm an investor looking for a local bank to establish a relationship with in San Antonio. Particularly someone who I could open a line of credit with to make it easier to fund the repairs on projects without tying up my cash. Any recommendations?

@Merv D. I'd definitely replace the carpet and paint the walls if it's showing any signs of wear. In our market, it's important that the house is clean and presentable to appeal to the highest number of potential buyers. It's also essential that the presentation is top notch in order to actually get buyers through the door.

I have a simple process I use to move vacant homes in our market. Pass along my contact info and tell him to call me if he's still looking for an agent who can bring him offers. If that is what he's looking for, I'm his guy and I'd be happy to show him exactly what I'm doing to get every vacant home I list sold for top dollar.

While most of your on market options in Round Rock are going to be $200k+, there are a few at or under the $200k price point you are aiming to achieve. Austin has a growing economy and it would make sense to invest if the property could cashflow or at minimum break even, if your plan is to hold out for the longer term and bank on appreciation while the debt is being paid down. For rental purposes, my perspective is that it makes more sense to invest in a house. You'll save on HOA fees and typically won't have as much of a concern over special assessments since with houses since you're not sharing a building with anyone. Managing from afar, you'd want to have a good property management company / property manager like @Brad Larsen to assist you with handling any tenant related issues. Aside from mortgage, taxes and closing costs, I'd factor in insurance, a budget for maintenance related items and factor in a % for vacancy.

@Chuck Redman It's a strategy I only began implementing this past month so that isn't a metric I've had the opportunity to measure yet. Having said that, it has been successful in generating prospective buyers leads pre-market.

Who do you know in San Antonio who could benefit from some more leads on their completed renovations?

@Chuck Redman If the buyer is working with an agent already, either the seller is going to want to cover the buyers agent fee or otherwise the buyer would have to themselves, which may effect their ability to follow through with the purchase. 

The benefit from the sellers perspective is that they have the potential to find a buyer pre-market who may or may not be represented by an agent, from the added exposure. There's a potential for time / carrying cost savings and commission savings, depending on whether there are any agents involved or not.
