I stopped by Whitey's last week and we're going to start the meetings in September.

There is a great free Facebook group called "Yellowbird Connect" which is focused on the real estate community here in Jacksonville FL.  I suggest you join the group. 

There are tons of wholesalers there who constantly mention their "deals" and ask you to sign up for their buyers' lists.

PS - I know it's obvious but beware of wholesaler deals.  Never offer the asking price unless you really know the neighborhood and your numbers. Wholesalers usually build in some sort of negotiating room on price

@Carolyn Babiarz  I am NO longer investing with Fund that Flip.  It turns out a 2nd of my 11 investments in FTF has stopped paying and they are trying to foreclose on the property.  I can't believe that it's only bad luck.

I'm sure there are many people who have had a good experience with FTF but it's made out to be an easy, passive investment with good returns.  It's NOT.  One bad investment can ruin most or all of a diversified portfolio and you have no control over how things will go.

My property manager has changed our check-in time to 5pm and check-out to 10am because it gives the cleaners more time.  He manages around 30 properties and the cleaning crew has 2-3 teams.

Whenever possible, we allow for early check-ins provided the place is ready.  We usually get asked for 11am check-outs and we always agree knowing that the cleaning crews can make adjustments quickly.

We've had a few complaints but always offer more time if needed.  I don't think it has affected occupancy.
