Welcome @Nick Scapellati.  My family moved down from NYC last year and I live in Fleming Island.  We have a few Airbnbs / short-term rentals as well as do private funding for some of the flippers here in Jax.

My recommendation is to spend as much time as you can attending real estate investment networking events here in Jax.  There are plenty to choose from.  Check out jaxreia.org/calendar, yellowbird connect on facebook as well as jax-reif.

You know you might have to buy another piece of posterboard if you keep adding units?  Just saying.

@Mark Fries is right.  This is going to be a nightmare.  Don't try to delay the inevitable by being nice or naive.

If you're looking for a turnkey operator in Jacksonville, FL, I would recommend looking at JWB Real Estate Capital.  They are the biggest here and manage more than 3,000 properties.  I bought 1 of their turnkey properties.  The returns are ok but the service is really excellent.  They also offer private lending opportunities for their investors, 10% annual returns secured by real estate.

JaxReia is the oldest group here, has many meetings during the month. Great value for the money, many of the meetings are geared towards newer members of the community with a strong emphasis on education.
