@Jeffrey Hunter  We are planning to hold our next real estate meetup lunch on Tuesday, Oct 24th but won't be sure until closer to the date.

We had 30 attendees at our October meeting so we're hoping to a good turnout even though it is Thanksgiving week.

I'll post something here on Bigger Pockets the week before to let you know.

@Rachael Greene & @Andrew Pokrzywinski   Welcome to Jacksonville real estate.  I moved here a little over 2 years ago from NYC and have been quite active down here.

Here's a rundown of current RE meetings and such:

There are many active RE groups here in Jacksonville FL but nothing specifically from Bigger Pockets. Due to Covid, most of the in-person stuff was shut down.

JaxReia, the oldest group, currently has 3-4 area meetings which are happening in person. Google JaxReia and you'll find out the schedule.

JaxReif, another group, also has a few area meetings. Google JaxReif and Facebook or JaxReif and Meetup and you'll find out the info.

You should also join the free Facebook group called "Yellowbird Connect" which is filled with thousands of RE people here. Their events, which used to be 150-200 people, have been indefinitely on hold due to their size. But the Facebook page is a wealth of info.

Also, I run a monthly meeting on Fleming Island (suburb of Jax) which is part of JaxReif. Usually held for lunch on 4th Tuesday of the month at Whitey's Fish Camp.  We just had one yesterday (10/27) with about 30 people.

@Sharls Alexander If you're looking for a property manager in Jacksonville, FL - I would suggest you join the free Facebook group called "Yellowbird Connect" which is filled with thousands of real estate people here in Jax.  Then use the search feature in the group and type "property manager."  There are tons of recommendations there and you can reach out to many of them.

Yes, we started them last month.  Had 12 attendees.

We are planning to have another one on Tuesday, Oct 27th from 11:30am - 1pm at Whitey's Fish Camp on Fleming Island.

@Michael Drew You should join the free Facebook group "Yellowbird Connect" which has hundreds of Jacksonville real estate people.  Use the search feature in that group to get property manager recommendations.  There are many there.

Hey Andrew.  I'm an investor here in Jacksonville FL and ran into the same issues.  There are several lenders who do what are called "non-QM" loans.  (non-qualifying mortgage).  These are loans based on the income of the property as opposed to your W-2 earnings.  I have done 6 of these types of loans with companies such as Finance of America, Lending Home, Verus and Angel Oak.  Covid has reduced the number of lenders in this space.

The rates are not nearly as good as Fannie and Freddie rates.  My average is about 6% on a 30 year fixed with a 70-75% loan to value.  There are more fees than with a regular re-finance but it can be done.  I can recommend a mortgage broker here if you need.
