As an out of state investor, it's best to get a buyers agent here in Jax.  This way they can do a better job of getting comps and letting you know the good and bad things about various neighborhoods and insights you may not have.

And since it doesn't cost you anything, it's a no-brainer.  Just make sure you're serious about buying so you don't waste their time looking at lots of properties, making offers just to find out you're not willing to do the deal at the end.  They need to eat too.

Even though I have my RE license, I always get other agents opinions about properties since I've only lived here for 1 year.  I can recommend somebody if you're interested.  Feel free to reach out if you have any questions.  Good luck.

I am also in Jax. I bought a few rentals for cash and have successfully re-financed 3 them without tax returns just based on assets and credit score. The LTV has been 70% so you do wind up leaving a chunk of equity in the property. The rates are in the 6-7% range for a 30 yr fixed.

I used a company called Resource Financial who was recommended to me by another investor.  My contact is Alaina at nine zero four 429-1180.  If you call her, tell her I sent you.  She was great to work with.

Yellowbird runs a monthly meeting on the 1st Thu of the month, free event, lots of great networking.

JaxReia is the oldest group here, has many meetings during the month.  Great value for the money, many of the meetings are geared towards newer members of the community with a strong emphasis on education.

JaxReif is a group who meets a few times per month run by Deborah.  Definitely worth attending.

Jax-Reim is a monthly group run by father/son team - The Locklears.  They have a very active list-serve which you should join.
