Thanks for your time,

Hi John! Welcome to BP! I'm pretty new in here too. I am closing on my first house to flip tomorrow. It is in Greensboro. There is a REIA group that meets almost every Tuesday in Greensboro at Logan's restaurant. They also meet on Thursdays in Winston. The first Tuesday of every month is another meeting of real estate investors where properties are presented. They are moving the location so I will have to get that info to you later but it is held in Greensboro.

Congratulations. Can I ask what rents going for on your new home?

Thanks Account Closed! The median rents in the area for 2/1 are $750.

So glad I found this site back in January! I love listening to the podcasts and the community is very helpful! Thanks to everyone who contributes!

I'm very interested in seeing this house. I left a message on your voice mail. I am available to see it today or tomorrow.

@Gina Dovel Don't let anyone stop you from getting your $4k cash flow.  It does happen in the right market.  The main thing is to find your market first...then the properties.

If you do it right, you can get your $4k/month CF, starting with $150k, within a minimum of 2 years...if not sooner.

Thanks for your encouragement! I believe it can be done!

We have found our first rehab deal! It's a 2/1 that we are going to get from a wholesaler for $55,000. Rehab costs are $15,000 and ARV is around $105,000 to $110,000. This is a desirable neighborhood for first time homebuyers and there are rentals in the neighborhood too (I actually have a rental right around the corner so I'm very familiar with the area). If all goes according to plan we should close on the property by the end of the month. Since I have $150,000 to invest should I go ahead and buy another property if I find one or should I wait till We have finished and sold this one?

My fiancé and I are thinking about going to Anna Maria Island, Florida in September for our honeymoon. Neither of us have been there before so I was wondering if anyone on here has any tips for us. I found a house on VRBO that we are thinking of renting. Thanks! Gina

@Jerry Padilla thank you for your response. I have cash for my first property. I'm looking for a bank to set up my business account with that is friendly to RE investors so that when I do need to borrow money I already have a relationship. Is your bank in Greensboro? I need a checking account and I will have a large sum of money to deposit until I purchase my first few properties. Can I buy property in my name and then transfer to LLC?
