It's all about the price. I don't see any issues renting it. Selling will be harder, but again, it will all depend on the price you will want to sell it at.

Rehab cost will depend on how much is needed to be done to the property. If it's just cosmetic, like paint/carpet then it will be around $30 per sq ft, more complex rehab will have about $45-$50 price per sq ft, gut out will be around $70-$75 per sq ft. It might be cheaper, depending on the finishes and quality of work you want to do.

Hey BP Members! Join myself + @Dima Suslikov for our weekly Workshop where we cover many topics and happy to share knowledge on many subjects of Real Estate investing. Usually @Ryland Taniguchi would be joining us and leading the discussion, but he is travelling for the next couple of months exploring some new markets in the USA as alternative grounds for Investment.

This week we can chat on subjects of Notes - as a safer investment strategy in Real Estate - but we keep these workshops to Questions + Answers format, so can chat about other subjects if nobody has any specific questions on the subject of Notes.

We can also chat on how your IRA can be utilized in investing when it comes to different strategies in Real Estate.

As many of you guys know, we are big believers in spreading the risk in your Real Estate Portfolio across multiple strategies. Notes (more specifically, Performing Notes) fit into, what we refer to as Wealth Preservation Strategy. We usually have other local experts joining our Workshop that have a lot of experience in both Performing and Non-performing Notes that contribute great information to the discussion.

We can chat on subjects like :

  • Discuss how to analyze and underwrite Notes.
  • Discus how Notes gets sold on the Mezzanine and Secondary Markets.
  • Discuss Deed of Trust, Promissory Notes and Other Details.
  • Discuss the Foreclosure Process.
  • And anything else you guys want to chat on!

It does require you to live in there, but, as Blake pointed out, you can rent rooms to other people (if you are ok with a living situation like this). It will allow you to either pay very less out of pocket for your mortgage and in some cases even live for free
