The workshop has more of Q&A format - with no product or service pitching involved.

I am just going to copy what Dima said about the event :

While it's not the official first event - we feel it's one that will set stage for future events for this group. While the Summer is coming to an end, we still have a few sunshine-filled days and want to take advantage of the weather before moving into the indoor location.

The event cost is $25 per person, and for that you will get a couple of Cigars that we ordered specifically for this event. We will also have some whiskey to accompany the Cigars (Jack Daniels for the first event will do, but may bring another bottle of other variety as well) - but you are welcome to bring your own beverage.

There is no set topic - we will all just chat on many Real Estate subjects!

Street parking is FREE after 4:00PM . We will go until everybody is just done talking about Real Estate or it gets too cold to stand outside (although whiskey should help fight the chill).

We would love to hear from those attending with feedback and ideas on the group, potential locations, and subjects of interest.

Our very own Gideon Sylvan, co-organizer, and mastermind behind an awesome website, Pellego.com - will be happy to share his insights. If this is your first time hearing about this website, be sure to check it out, it's FREE!

I will be bold enough to say that Gideon is one of the very few people in the Pacific Northwest (if not beyond) that has some very unique insights into our Real Estate market.

Quick note, that event location will depend on the weather - and if we see that on Friday early afternoon it's not looking good, we can switch location to the Pellego Office (located just a block away from current location) - which has a covered Deck. So, be sure to check event page before you get to the location.

Hey friends & investors! We will have our weekly workshop with @Ryland Taniguchi and my partner in crime and investment, @Dima Suslikov. This week we will be chatting on subjects of Flips & Land Development.

We don't have a specific structure to these workshops - it's mostly Q&A, so bring your Q's! We are happy to share our experience on subjects - and we frequently have other experienced investors attending who are also happy to provide tips & tricks. Last time we had our awesome friend, @Tarl Yarber join us (now happily married!). Tarl was on the recent BP Podcast - and is a wealth of knowledge on Flipping.

We are also happy to chat on IRA subject and how it can be PROPERLY utilized for Real Estate Investing.

These days we really talk about Portfolio Approach to Real Estate Investing, which falls into three categories :

  • Wealth Preservation - Safer Strategies in Real Estate Investing (Notes, Tax Deeds, etc.) that generates the lowest return.
  • Wealth Accumulation - Balanced approach in Real Estate Investing that involves cashflow and/or appreciation (Rentals, BRRRR, etc.) that generates moderate returns.
  • Wealth Acceleration - The riskiest bucket of Real Estate Investing that involves Flips / Development but highest return.

This Wednesday we will be talking mostly about the Wealth Acceleration strategies.

Post: High End Rehab Opportunity in HOT Seattle Neighborhood!!!

We have a rehab opportunity in one of the hottest high end neighborhoods of Seattle, Queen Anne. The prices in the neighborhood way past prices of 2007 and only keep growing. It's located in the middle between Amazon, Facebook, and Google campuses (5-8 min drive to each of them). 

Due to the excellent location, there are 2 exit strategies:

1. Rehab and sell.

2. The use of this house is officially converted into Day Care (approved for 19 occupants). It presents an excellent opportunity for investor for hold and rent to Day Care operation (very easy rent, we will assist if needed) to capitalize even more on the future appreciation and then rehab and sell.

This neighborhood praises itself on preservation of old craftsman style in its houses and interiors made in this style fetch the highest price for the house.

Keeping this in mind, in order to get the highest sale price, the house has to be remodeled in a way that brings a feel of beginning of last century, not the modern style.

We have a great architectural team that came up with all necessary changes in floor plan. The same team can provide the directions for interior design, if needed.

All plans have been submitted for permits and already went through the first round of corrections.

Anticipated rehab cost is $150K-170K.

With the right interior design, the sale price is 1.6M+

We have another property like this available cross the street for a little bit higher price, but it has a rooftop deck and living space above the daycare for the staff or office use.

@Tommy F. Thank you! Everything that you listed is a normal process of subdivision which is independent of assignment of a new parcel number to a vacant land. I thought you meant there are extra requirements if we just create an extra parcel without going through a subdivision to separate this land from the house.

The only question I have is why you are saying I will need to rezone to create a subdivision.

Hey everybody, join myself, @Dima Suslikov + @Ryland Taniguchi for our weekly FREE workshop. You know what's crazy? It actually costs us to hold these - and reason we do it is because we enjoy it! There is no sales pitches, no systems to sell - just a discussion with questions and answers about Investing. We do try to cover certain topics at these events - but it's more of Question / Answer approach.

We are not gurus, however, between Ryland and us, we have done MANY deals in many many different ways. Ryland has been on Bigger Pockets Podcast (#171) and we have been asked to speak on it as well - and we will soon, @Brandon Turner - we promise ;). 

A lot of times, we have experts in other fields joining us to contribute to discussions, like Scott Hilderbrand (awesome Attorney) who is always happy to share on legal aspects.

In this Question and Answer, we'll discuss how to get 1% rule or better cash flow properties locally here in Seattle. The 1% Rule means that if you acquire a property for $100,000 that you should get $1000 (1%) a month in rents.

Other topics might be :

  • How to use the BRRRR (Buy Rehab Rent Refinance Repeat) strategy to get back down payment and build instant equity in Pierce and Thurston County.
  • Using turnkey providers for 2% rule cash flow out of state.
  • How to develop cash flow properties.
  • How to calculate the Internal Rate of Return (IRR) using T-tables that factors both cash-on-cash return and appreciation.
  • Discuss property management and tenant issues.
  • Discuss how to analyze rental deals and do due diligence.
  • Discuss how to raise private money to purchase cash flow rentals.
  • And whatever else you might be interested in!
