Hey friends & BP members! Joinmyself, @Ryland Taniguchi and my partner, @Dima Suslikov for our weekly workshop on subjects of Flipping & Land Development / New Construction.

We do NOT pitch products or services during our workshop - the objective is to share knowledge.

While we try to tackle different subjects on different weeks - we keep it to Questions / Answers format. So, bring your questions!

We don't do a formal presentation - we are happy to discuss what we know on the subject, but these workshops are all about you guys, we like to share!

Subjects that we can cover :

• How to get 1% Rule or better cash flow properties locally here in Seattle / Tacoma. The 1% Rule means that if you acquire a property for $100,000 that you should get $1000 (1%) a month in rents.
• How to use the BRRRR (Buy Rehab Rent Refinance Repeat) strategy to get back down payment and build instant equity in Pierce and Thurston County.
• Using turnkey providers for 2% rule cash flow out of state.
• How to develop cash flow properties.
• How to calculate the Internal Rate of Return (IRR) using T-tables that factors both cash-on-cash return and appreciation.
• Discuss property management and tenant issues.
• Discuss how to analyze rental deals and do due diligence.
• Discuss how to raise private money to purchase cash flow rentals.
• And anything else you guys want to talk about!

Hey everybody, join me and my awesome partner in Real Estate crime, @Dima Suslikov for our weekly workshops led by @Ryland Taniguchi!

This time we will be chatting on subjects of IRA as a tool for investment.

To those, who have attended our workshops, you guys know we don't pitch anything during the event. We keep to Questions & Answers format.

We usually dedicate first half hour to networking until more folks arrive - and we sometimes stay pretty late chatting on subjects while the questions keep coming.

• How to make offers using a Self-Directed IRA.
• Prohibited transactions and the legalities regarding self-directed IRAs.
• How to create your financial plan revolving Real Estate and determine your risk profile. The three categories we typically talk for retirement investing are Wealth Preservation, Cashflow / Wealth Accumulation and Wealth Acceleration.

As a lot of you guys know - we love sharing! We are fortunate to have such a diverse group coming to our MeetUps - where frequently we don't even need to be the only ones talking!

Last week, the topics were related to Wholesaling - and were joined by @Jacob Weaver, @Julie Clark, @Phil Solberg, @Elisa Solberg, @Dion Johnson, and our favorite "in-house" attorney, @Scott Hilderbrand! It was a very productive conversation - where our expert friends shared some very cool strategies and their experiences. Beats any guru!

This Wednesday, we will chat on topics of Flips / Development - but the format for the group is Questions / Answers - so, be sure to bring your questions!
