So I'm working on my first flip right now and I want to be sure I am taken into account all the costs I should keep in mind.

1st Loan amount

2nd rehab cost

3rd holding cost

4th selling cost

is there anything I'm missing?

There is a property I recently looked at for a potential deal but when I went to do a little digging via the property appraisers website and typed in the address mind you I did this 3 times to make sure I didn't mess it up and I kept getting the same messages of the property cannot be found. Is this a red flag?

Hey Bp I'm wondering if anyone has any recommendations for contractors in central florida preferably lakeland. If they are familiar with house flips great but not a must have.

@Jason Hirko O yea I'm definitely not looking for homes that high in price. Since I'm starting out I'm looking for any deal that looks promising even if its just a condo or townhouse. If you have any suggestions on lenders to speak to that operate in Florida I'll appreciate the help.

@Tom S. Ok thats good to know like I said to Kelsey I have to ask more questions and found out more about the programs I'm inquiring about. But I have a little over 150k of my own money to put into that's why I was surprised I was getting so many barriers to get started. Hopefully I can get this going in the next month or 2

@Kelsey Jurewicz No I mean whenever I spoke to lenders mainly hard money they always say I need collateral for them to do business with me among other things but I think I should ask more questions. Its my first time dabbling in flipping houses so I guess I get nervous when it comes to financing it.

Hey BP I’m curious to know if there are any programs out there that will fund deals even if I have little to no collateral to put up? I will say I have over 100k in my own money to use but most of the lenders I’ve spoke to always look for collateral and I understand why but with the prices of some of these distressed homes I need a little help to get myself going any advice would be appreciated.

Hey guys I'm attempting to get properties off market specifically owners of properties that will be going up for auction. They might be motivated to make a deal since they're about to lose their property for nothing. I am running into the issue of getting the right address to send a letter and even less able to get a correct phone number unless the people that are answering are lying to me. Does anyone have tested and proven ways to get phone numbers for owners even if they have lets say an LLC as the mailing address or owner of the property?

So guys I'm into tax deed auctions but since that has been a pretty competitive market from in my experience I have branched out into foreclosures to find deals. Since this is my first time doing this I'm a little confused about what to do now. I used the property appraisers website to find foreclosures and have identified so far just one property I am interested in ( I'm trying to this step by step ). From here though I don't know where to go with this information. Do you contact the owner? That doesn't sound like the right move to me, how do you find the bank that is in possession of it so I can take the next step of possibly speaking to them out taking it off their hands.
