In a tax deed property when you win 1 from an auction do you assume the mortgage the previous owner had or is it something else? There's no way you own it free and clear after the auction right?

Hey guys I'm using listsource to find deals off the market and I was wondering before I buy a list, what are the chances of getting a deal out of trustee owned properties? Are they hard to get in touch with or thru to the actual trustee which I doubt that will happen but wishful thinking you know.

Hey guys I live in gainesville, fl and I've been on the journey for a off the market multifamily so I've been cold calling who I can and writing letters to others and even doing both to some of those but so far I've gotten some no's and a whole lot of no responses. But 1 thing I've noticed here is that a lot of these properties are in trusts so when I mail a letter to them I'm not actually getting in touch with the owners right? Also if anyone has any better methods of getting off market deals I am all ears.

Hey my question for anyone to answer is who do I speak to when I want to get an accurate percent range for interest? I have an owner who is only interested in selling his place if he has a variable mortgage rate which if it works at it highest point is fine with me. But before I make an offer I would like to know what I’m walking into financially.

O i was just reminded about another question I had and before I forget I gotta ask. Is it a bad practice/ cheating if I get in touch with an appraiser to get an idea of what the place is worth before having an official appraisal done? By the way this is a multifamily I'm talking about so I know it will be different than a residential appraisal.

Finally after a few calls, a few meaning many calls and I still have more to do I have had 1 owner tell me that he isn't particularly interested in selling but he would definitely listen to any offer I can make especially if I can make one he can't refuse. So I know those aren't the best words to hear because to me it sounds like he wants me to overpay him for his property. I have done some research on the property so far but not everything I admit that. I also feel like this could be a good way to practice for me also. I'm new to trying to secure owner financing and he wants a variable rate how would I find out what is acceptable for this point in time? And would it make more sense to find out that info and verbally tell him to see if that interests him or should I get it down on paper in agreement with clauses to protect myself?

To be honest I didn’t think about that nor did I know you can use different kinds of loans for the cash out refi. Any tips on which loans to look into then??

That’s the plan if I can pull it off for a fsbo but the appraisal condition is something I didn’t think of so I appreciate that. Now it just depends on if I can bring a good enough deal to get them to sell.
