Best way of finding an owners phone number and address

Hey guys I'm attempting to get properties off market specifically owners of properties that will be going up for auction. They might be motivated to make a deal since they're about to lose their property for nothing. I am running into the issue of getting the right address to send a letter and even less able to get a correct phone number unless the people that are answering are lying to me. Does anyone have tested and proven ways to get phone numbers for owners even if they have lets say an LLC as the mailing address or owner of the property?
