Hello. Who draws out your purchase agreement? Do you hire a realtor? Do you do it yourself and then go to a title company? Do you hire an attorney?

Hello, how do I accurately calculate arv? I have worked with handyman jobs for over 10 years so I have a rough idea on what things cost to get fixed. What else do I need to know to accurately calculate the arv? I don't want to purchase anything over 70% arv. Is that a good formula to follow?

Hello I am looking to purchase my first rental property. I want to make sure I have all my i's dotted and my t's crossed and one of the issues that I'm coming across is that I am not 100% sure on how to ensure the title is clear on a property prior to me moving forward with purchasing. I understand there is a title search but is that it? If I purchase title insurance will it cover 100% of what I paid for the purchase price if an issue arises with the title after purchase?
