I live in Dallas Texas where can I find duplexes triplexes and quadplexes? Besides the mls. Any information would be helpful thank you.

Hello, i live in Texas and i need a realtors license to access the mls. Is there any way i can obtain a cma without going through a realtor?

How rare are subject to deals? Someone who i know that has lots of real estate experience once told me that they wers rare. Is this true for you too?

Hello, I would like to know what percentage do you usually pay your investors and how do you pay them and do you use contracts with them? For example: If I am doing a flip and i need a Gap funder to fund the deal while its being flipped. Lets say the investor lends me 30k to pay interest payments to hardmoney lender and to pay for repairs. How much should i pay this investor to lend me the 30k and should i setup a promissory note or some kind of contract with the investor? Also, what if the deal goes south do i need to repay the investor and i guess thats why im asking about contracts.

I want to start investing using subject to transactions. Do you usually ask the seller to leave the appliances? If so, do you usually receive push back if so how do you overcome it?

Hey David. Thanks for the info. I am looking to rent single family homes and eventually move up to duplexes, triplexes, and quads. I was planning on getting all the financing in my name and when its all set and done change the title to the LLC but still the leave the financing under my name that way i dont have to mess with commercial financing. Do you think this will tear the veil? Because it could potential be looked at as mine due to comingling. I was thinking about doing a series LLC with a subseries for each property. Its basicly one large llc with mini llcs under it called subseries. Each subseries would be for each house it has the same protection as a llc.

Hello, where can i find a list of phone #s to market. I want to buy single family homes and i want to reach out to people similar to yellow letters but i want to call them
