Hey yall...im trying to invest in real estate in my neighborhood (4 zip codes) to buy and hold and rent....people say i should get a website for marketing. Since my focus is only 4 zip codes since im just starting and i dont want to go too far from where i live and also cause its a great area..up and coming area. If anyone has a website can i see it? so i can get some ideas or any pointers are appreciated. Like what should i say? "I buy houses in (neighborhood name)" or should i just say "i buy houses in (city name)"...maybe in hopes of getting any deal that makes sence done. But then again that might be false advertising. I dont want to limit myself but i also want to put myself out there to as many people as possible

Hello. Im going to form an llc and build a rental property portfolio. I dont know alot about accountants and CPAs and bookkeepers or whether they are the same thing or different. But what kind of accountant should i look for and what exactly would they be doing for me? I know an accountant but i dont know if i could trust them with my business. Only because ive only seen them do basic w2 and 1099 and schedule c accounting. Ive never had an llc or rental properties so im not really sure what qualities to look for since i really dont know what they would be doing.. Bigger pocket experts all seem to reccomend i get a good lawyer and accountant. Any information is welcomed.

Hello, i heard somewhere that when remodeling a rental house i should try to keep everything basic as many people have different taste as far as color and design. What do you guys think? Should i try to keep everything plain?.. still quality granite countertops and tile floors with wooden floor look (i think this prob lasts longer and still looks good),windows etc...but plain white appliances and simple wooden floorboards...

@Dave Spooner yes. That is correct. I want to buy the house so that when its all set and done i have 70%LTV. Including the repairs. So if the arv is 200k. I would like to buy it at 100k. And if it needs 40k in repairs than im only 140k in the hole and with 30%equity...and 70%ltv under conventional financing....

Is this the norm or am i selling myself a dream and shooting too high?

Hello. What ARV do u try to purchase? Its it too high of a goal for me to attempt to purchase homes at 50%ARV with hard money....I'm anticipating to renovate and get the appraisal up so that way i can refi to conventional financing to pay off money for repairs and hard money. I would like to refi with 30%equity.


What percentages do you follow when purchasing single family homes for rental...or multi families like quads and duplexes?

Hello everyone. How do you go about obtaining reliable comps for a property? Do you have to use a realtor? I want to go to best source and if that's a realtor than i guess ill go to them but im asking because it always really hard to have a realtor team up with me and give me comps since i haven't done any deals with them it feels like they are not taking me serious. Any tips? 

when you say you have nothing your name does that include the mortgages you have for your rentals? How would u get a mortgage under a llc?
