Hello everyone. I just completed 2 flips and 1 new build. I like new builds better and I really want to focus on that.

One of my biggest questions is how do I know the place in which I'm building is a growing community? 

The last thing I want is to build a house and it just sit there.

the one new build i did was a gimme from a builder friend of mine. 

I want to sell the houses.

Hello. Im looking to build my first investment property in Dallas and i wanted to know if anyone here can help me find out how to find building requirements for vacant lots online. 

I think i have seen people do this before vut not sure how.

Hello,

I have heard lots of investors use texting to find motivated seller. 

I have heard that it is illegal to text someone if they did not consent to receive texts from you.

Is this true?

I would like to start texting. If it is not true is there a website you would recommend that would allow me to text.

Im looking for a lender that can cash out refinance a condo say for 30k -100k in Dallas TX at a 30 year fixed and does not have to look at my income just the rental income being received on the property.

Hello everyone. I am trying to do my first flip and im getting stuck on what exactly needs to be fixed and what doesn't need to be fixed.

I own a handyman business and have lots of construction experience so i know what "needs to be fixed", but im stuck on the question of whether it "should be" fixed or not.

For example: I saw a house and did my list of things i thought needed to get repaired. Then i had GC come out and look at it too. He said i needed to re-level the floor because there was a dip in the floor, which i didn't notice and you really couldn't tell that much after he pointed it out either. The house is a lower priced area so i didn't think i had to put that much money into a old smaller house in a not so good neighborhood. I got confused on whether to do it or not

I saw a house the other day that i knew for sure needed new siding because the old siding looked like the cheap kind and it looked old as well. Then an experienced flipper told me it wasn't necessary and that i could just paint it. He said i shouldn't try to repair the house like if im going to live in it myself. I don't like to do sloppy work and this really threw me off. Especially since comps show new nicer looking siding.

How do you determine what needs to get fixed and what doesn't?

Im going through these growing pains. Is this normal?

@Zach Westerfield thanks. Im pretty handy and have had my own handy man business for 3 years now. But ive been doing odd jobs here and there for about 20 years. Ive recently learned that to scale my real estate business i would have to step back and not do the repairs myself. So i dont plan to do any of the work just manage it. My gut is telling me to start off small with an update but my pride is saying to go with the falling down condemned house. I will start off small thanks for the input.

Hello everyone. I am trying to flip a house. My first flip. I have looked at a couple of houses that have been really distressed. I just recently looked at a property that was not distressed but rather outdated. It was really kept up with but still had original everything from the 70s.

If i upgrade the kitchen and bath and "modernize" the floor plan would that increase the value of the home and is it worth doing these type of flips or should i stick to trying to look for a really distressed property?

I just ordered a bunch of business cards and rack cards with the stand. Any ideas where i could pass them out?
