@ Jonathan R McLaughlin they said yes commission is 6% but the other 4% are other cost. maybe i did misunderstand? 

Someone was telling me that they do their own closing when selling their home to avoid realtor commission. He pays roughly 2200$ when selling a 200k home. This sounds appealing as i would save 18k. Has anyone heard of this? He just does sales contract and completes warranty deed is what it sounds like. Im just starting.

Does anyone know of a good GC in Dallas?

Hello everyone im looking to get into my first flip. Its hard getting a good deal under contract. Someone suggested getting a deal under contract at 65% ARV and then renegotiating the price once GC looks at it and gives you quote. They said i would get more houses under contract this way. Is this something that you do? I was planning on looking at the home with my GC and realtor and then giving an offer after i knew what arv and hard money costs are.

It was brought to my attention that this could take too long and i could lose deals that way. 

what do you think? Offer after GC looks at it or or before?

Hello im thinking of driving for dollars and putting up a bandit sign. I was thinking how to handle the conversation. How do you handle it? Do you go to the customers home to meet up and talk and then give them a verbal offer there on the spot or do you just give an offer over the phone. Or maybe call a contractor to come out?

I have an idea what closing cost are but can you give me a breakdown?

What all is included in "closing costs" both for the buy and sell?

Like is that taxes, title insurance, realtors commission?

Does anyone know a lender that would refi a property out of hard money loan without any income verification from me. I ask because my DTI is too high to qualify. I think I've heard of lenders who only care that the house is rented for more than the mortgage payment. Is this true?
