How do I know it's a good place to build?

Hello everyone. I just completed 2 flips and 1 new build. I like new builds better and I really want to focus on that.

One of my biggest questions is how do I know the place in which I'm building is a growing community? 

The last thing I want is to build a house and it just sit there.

the one new build i did was a gimme from a builder friend of mine. 

I want to sell the houses.
