I have a buyer that needs a hard money lender for properties in Indianapolis.  

Does anyone have experience for a good one in particular?

Sounds like a dicey situation.  Police are not interested in civil matters unfortunately. Follow the local law and learn from this one is my thought.   Not sure you have legal possession at this point?  May not matter if she is gone.  In my state you are required to have legal possession prior to changing locks. Try to keep it all business and be cautious with any direct personal interaction.  This is strictly about a contract.  Both sides must adhere.

If this is a lower end rental,  I would stay away from carpeting personally.  I've pulled up too many loads of carpet and now use laminate and vinyl.

I recommend Dan Self also.  Good guy and reasonable to work with.  Does thorough job , but does not exaggerate issues at the same time.  Indianapolis has many houses that are older which complicates inspections. He provides a good balance.

If you special order replacements to size,  the installation is simple and cheap.   Should cost about $2-300 per window.  A good handyman can pop the old frames out and trim out in about 30 minutes per window.  Good investment over the long term.

Zillow is the predominate one I use.  It shares with other similar sites.Craigslist seems to be less used these days, but still put it out there.

@Snehann Kapnadak I'd be glad to share my experience with the market in Indianapolis.  It's been a very stable market over the long haul for me personally.  Most recently we have been enjoying both appreciation and increasing rents which is a good place to be.  You should come out and get on the ground and see what you think!  I'd be glad to show you around sometime.

Depends on the market you are located.  Higher end would warrant tile.  Lower end most likely vinyl.  Bathroom size could be smaller sized.  Never use wood near water!
