I always try to think about resale....but if you are holding it for 30 years....that would not be much of a factor....

Make sure you don't have a dead mouse in the unit somewhere....could take it outside and power wash it and bleach it....could try a couple bags of charcoal....use the coal for a barbeque if it doesnt work.

Tub for sure!  You could stick an armoir in the bedroom if you want more closet space.

@Evan ManshipThey will work with you to re-assess based on current rent level.  They have a standard formula they will apply to the rent amount.  At least that was the process a couple years back as I recall.  I was trying to get relief based on purchase price and they were not willing to use that .  I had a large number of them and they proposed doing it this way in Indy.

Be careful to start the water up carefully in case of potential leaks.  Good to have two people there and listen carefully for water and be prepared to shut down quickly to avoid water damage.  Do not start up an electric water heater until it is filled or you will burn up the elements.

For Indianpolis metro....inventory seems tough to find and prices are up for rehabs to purchase.  Sales of rehabbed homes is strong.  Prices still well below the pre 2006 levels.  People are having difficulty finding homes to buy and rent from what I've observed.  Would anticipate a continued shortfall in inventory keeping up with demand for SFHs here.  I see the prices locally are graduating back to pre 2006 levels.
