Good question...I've tried sheriff sales, tax sales, excess inventory sales...without much success and spent alot of time.  May not be bad for you if you only are looking for one property and have the time.  Some of my best deals were word of mouth and accidental.  Networking in the area and passing out some cards or fliers may get some potential ideas.  It's a bit like fishing and requires patience and luck sometimes.

My personal choice was the F150...but some combination of a primary vehicle and supplement with a choice of trailor that suits the material being transported is recommended.  A covered trailor can be used as a job site material and tool storeage depending on the security of the area being worked.

This has been a popular area for many out of state investors.  I recommend it and have found it to be a great market.  Incomes and job possibilites provide good stability.  Legal envionment is very supportive to property management.  Let me know if you have any questions or would like to look around sometime.  Picking your property is important....but a major consideration would be your selection of a great property manager.  Managing your property manager would be the ongoing priority.

Many investors prefer a duplex. Once they are up and running they provide better cash flow than a SFR.

There may be a feral cat protection group in your area.  There is a very active one in Indianapolis that provides protection.
