we are not rich even we get in the top 1 %!

if you make $521000 a year minus taxes ,you are not really rich, you are comfortable

Also with 8.4 mill networth ,you are not really rich, i would say comfortable,  You Just get  an apartment in  Manhattan

However we can be really  rich if we are happy with what we have

The best is always to deal with the listing agent directly,double comission

Most of the time you get the house

There are also  agents that "show you" fake offers

where are you buying? (town)

check in your town, if the taxes would go up if you pay 335 for the house

I have also the feeling that house in NJ ,good areas are going to go up in few years

one of the best way to get a little knowledge is also becoming a Realtor

at the same time is going to allow you to make/save on commissions ,access to Mls and get experience working with investors  etc

you have to give something back of value to your future mentor

NJ is te best!!!!!!

if they would start to  lower taxes in NJ ,houses will go up in value like  Manhattan prices!

I would like to recommend him to a home owner who needs a short sale 

In Wellsfargo they told me that now loans are  given based on my income, and any income coming form rentals are considered income, only after 18 month receiving rent payments

IOW  future income doesn't count

I was reading : you buy this multi family, you rent it, then you buy another one and so on

Here in Northern NJ, owners don't finance,
